- "Property" refers to any accommodation made available for rent through our services.
- "Owner" refers to the legal owner of a property or their authorized representative.
- "Booking" refers to the rental agreement between you and the property owner, facilitated by us.
- "Guest" refers to any person staying at or using a property under a booking.
2. Booking Process and Confirmation
2.1 Booking Requests
When you submit a booking request through our website, by email, or by phone, you are making an offer to rent a property. All booking requests are subject to availability and final confirmation.
2.2 Booking Confirmation
A booking is only confirmed when we send you a written confirmation (via email or other written means) and after we have received the required deposit or full payment. Until confirmed, all bookings are provisional.
2.3 Booking Information
You must provide accurate and complete information when making a booking, including the number of guests. Any special requests should be made at the time of booking but cannot be guaranteed unless specifically confirmed by us in writing.
3. Payments and Fees
3.1 Deposit
To secure a booking, a deposit is typically required. The amount of the deposit will be specified during the booking process and in your booking confirmation.
3.2 Balance Payment
The balance of the rental fee is usually due 30-60 days before the start of your stay, as specified in your booking confirmation. For bookings made less than 30 days before arrival, full payment is typically required at the time of booking.
3.3 Payment Methods
We accept payment by credit card, bank transfer, or other methods as specified during the booking process. All payments must be made in the currency specified in your booking confirmation.
3.4 Security Deposit
A security deposit may be required to cover any damage or additional charges incurred during your stay. This will be specified in your booking confirmation and will be refunded within 14 days of the end of your stay, less any deductions for damage, excess cleaning, or other charges.
3.5 Additional Fees
Additional fees may apply for services such as cleaning, linen, utilities, or local taxes. These will be clearly communicated during the booking process and included in your booking confirmation.
4. Cancellation and Changes
4.1 Cancellation by You
If you need to cancel your booking, please notify us in writing as soon as possible. Cancellation fees may apply according to the following schedule (unless otherwise specified in your booking confirmation):
- More than 60 days before arrival: 25% of the total rental fee
- 30-60 days before arrival: 50% of the total rental fee
- Less than 30 days before arrival: 100% of the total rental fee
4.2 Changes by You
If you wish to change your booking (such as dates or number of guests), we will try to accommodate your request, but cannot guarantee that changes will be possible. An administration fee may apply to any changes made after confirmation.
4.3 Cancellation by Us
In rare circumstances, we may need to cancel your booking due to unforeseen circumstances beyond our control. In such cases, we will notify you as soon as possible and offer you the choice of an alternative property (if available) or a full refund of all monies paid to us.
4.4 Force Majeure
Neither party shall be liable for any failure or delay in performing their obligations where such failure or delay results from events beyond their reasonable control. This includes, but is not limited to, acts of God, natural disasters, pandemic, epidemic, government actions, war, terrorism, or labor disputes.
5. Your Responsibilities
5.1 Use of the Property
You agree to:
- Use the property solely for private residential holiday purposes
- Not exceed the maximum number of guests specified in the booking
- Not sub-let or reassign the property to others
- Keep the property and all furnishings, fixtures, and fittings in the same condition as at the start of your stay
- Report any damage or breakages as soon as they occur
- Leave the property in a clean and tidy condition when departing
- Comply with any house rules provided for the property
- Respect neighbors and avoid creating excessive noise or disturbance
5.2 Prohibited Activities
The following activities are strictly prohibited:
- Parties or events without prior written permission
- Smoking inside the property (unless explicitly permitted)
- Keeping pets (unless explicitly permitted)
- Removing any items from the property
- Using the property for any illegal or immoral purposes
- Causing damage to the property or its contents
5.3 Access
We or the property owner reserve the right to access the property at reasonable times during your stay to carry out necessary maintenance or inspections, with reasonable notice where possible.
6. Our Responsibilities
6.1 Accuracy of Information
We make every effort to ensure that all information and descriptions about properties are accurate and up-to-date. However, minor differences may occur between the property description and the actual property due to ongoing improvements or changes by owners.
6.2 Maintenance and Repairs
We will make reasonable efforts to ensure that all facilities described are available and in working order. In case of breakdown or malfunction, we will arrange for repairs as quickly as reasonably possible.
6.3 Cleaning and Preparation
We will ensure that the property is clean and prepared for your arrival according to our standards. Any issues with cleanliness should be reported within 24 hours of arrival.
7. Limitation of Liability
To the maximum extent permitted by law, we exclude all liability for any loss or damage of any kind that may arise from your use of our services or your stay at a property, including but not limited to:
- Indirect or consequential loss
- Loss of income or revenue
- Loss of business or opportunity
- Loss of profits
- Loss of anticipated savings
- Loss or corruption of data
Our total liability to you for any losses arising under or in connection with these Terms shall be limited to the total amount paid by you for the booking in question.
Nothing in these Terms shall limit or exclude our liability for:
- Death or personal injury caused by our negligence
- Fraud or fraudulent misrepresentation
- Any liability that cannot be legally limited or excluded
8. Complaints and Disputes
If you have any complaints about your stay, please inform us as soon as possible so that we can attempt to resolve the issue promptly. Complaints made after the end of your stay may be more difficult to investigate and resolve.
In the event of a dispute that cannot be resolved directly, we may agree to participate in alternative dispute resolution processes such as mediation.
9. Privacy and Data Protection
